Proven Project Management is currently managing the Aigle Royal Group development of the former Midland Saleyards in the Development WA Midland Redevelopment Area.
Located on the site of the former historic Midland Saleyards WA livestock centre, the 14-hectare light industrial and commercial development will be anchored by Bunnings with a 11,000m2 warehouse and 556 new parking spaces. Future stages will allow for 25 further tenancies, including large format retail, food and beverage, a fuel station and childcare centre.
Proven Project Management has successfully delivered the first of two stages of the Midland Saleyards Project, these being the construction of a significant internal road and the installation of below-ground services.
Stage 2 being a Bunnings store, the largest in WA when complete, and 2 other large format retail buildings and a 7-Eleven, have commenced construction and will open in October 2020.

During construction Proven Project Management acted as Superintendent administering all aspects of the contract.
The project consisted of a new 7-Eleven Fuel Station and Convenience Store together with an adjoining two storey head office for 7-Eleven WA which has become a centre and home for the Western Australia 7-Eleven team.
Throughout the project Proven Project Management assisted with negotiating and mitigating many challenges which are always present in development of service stations such as deep excavations, extremely short construction durations coupled with long lead times in services connections, and fit out, commissioning, and opening of a retail outlet selling dangerous goods. The project reached final completion in June, 2019.
The project was delivered through a design and construct procurement route. Proven worked closely with the builder, ADCO Constructions, to ensure that the developed design was completed in accordance with the Woolworths brief and incorporated a number of value engineering initiatives offered as part of the tender.
Woolworths Mt Pleasant is the third Fabcot Development managed by Proven Project Management which was completed on time and on budget.

Proven Project Management has been engaged by 7-Eleven to project manage their extensive rollout of new stores in the Greater Perth region. Our role commences with the detailed design of the stores to ensure 7-Eleven’s requirements are met and follows onto review of construction works to ensure the build is built to a high quality and on schedule.
Proven Project Management also assists with procurement of a fit-out contractor for the stores; overseeing fit-out and opening of stores. We provide regular reporting to 7-Eleven to advise on significant project risks and guide 7-Eleven Operations with timing of store openings to allow for co-ordination of staff and merchandising.
A key aspect of Proven Project Managements professional service is assistance with negotiating and mitigating the many challenges which are present in development of service stations. These include deep excavations in varying soil conditions including acid sulfate soils, extremely short construction durations coupled with long lead times in services connections and alterations to adjoining road intersections, median islands and slip lanes.

Proven Project Management have been involved in the project since late 2016 and assisted the client through the completion of the design development and procurement stages. Georgiou Group were eventually awarded the design and construct contract and are well underway with construction due to be complete ahead of programme in September 2018.

This project involved the refurbishment of the Rockingham City Shopping Centre to increase its size by approximately 40%. Proven Project Management introduced a number of processes to ensure that consultants performed to optimum levels. These improved systems allowed the contractor to minimise down time and ensured greater continuity of subcontractor trades. We also audited all costs on an ongoing basis to manage variations to budget.

Developer Contribution arrangements were resolved and project feasibility, cost control, communication management and risk mitigation part of the project management service.

Proven Project Management undertook Water’s Edge Estate to bring together two separate landholdings under one estate of 52 lots with separate construction contracts. It included the clean-up of some limited contamination from previous marketing gardening uses.
In order to de-risk the project from a rock excavation perspective, a thorough geotechnical investigation was conducted prior to the commencement of works. We successfully managed
the approval of bulk earthworks while the design was being implemented on site in order to ensure earthworks were conducted outside the Council moratorium period.

This is the largest private school in Western Australia, with campuses in Mirrabooka and Beechboro. Proven Project Management ensured the successful refurbishment and construction of a range of facilities at both campuses over 12 years.
We worked closely with the John Septimus Roe Anglican School to overcome many challenges which included funding procurement, timing constraints and the need to ensure that classroom and other facilities remain operational during construction. We managed several refurbishment and construction projects which included a new performing arts centre, science centre, classrooms and an enclosed learning centre.

The Capital Square project is a major redevelopment of the former Emu Brewery site in central Perth. Proven Project Management was appointed by the St John’s Lutheran Church Perth to represent the Church as their Project Manager, from the initial design documentation phase through to the commissioning of the project. After successfully obtaining Development Approval the Church was able to secure a key anchor tenant for the development which meant expanding the original development to include additional floor space. Proven Project Management took the challenge and was able to work with the Metropolitan Redevelopment Authority in obtaining a new approval to encompass the expanded scope of development.
As the project grew Proven Project Management was able to maintain and accommodate a builder on-site whilst further approvals and documentation were being developed. This meant that the development was able to continue uninterrupted. The methodology adopted by the delivery team divided the project into two phases which enabled the project to proceed seamlessly whilst the second phase of documentation and approvals was beginning to take shape.
The challenge of time was critical for the Church and the project’s viability was dependent on meeting leasing deadlines. Proven Project Management overcame these challenges though weekly project planning and meetings to ensure the project team kept on track and time-frames for critical milestones were reached.

Proven was appointed to assist in the management of the delivery of the project part way through building construction, after a number of contractual disputes had arisen. Entering into a project part way through construction presented a number of challenges which required auditing of completed works, reviewing scopes and interviewing past and present contractors and consultants. Earthex Logistics engaged Proven Project Management initially to assist with the necessary approvals for a subdivision to allow for the company’s proposed Service and Washdown Facility. Once this task was completed, our role was extended to the coordination of the design and approvals process for the facility. Furthermore, we guided the Client through the Owner Builders Licence requirements.
Once approvals were obtained, Proven Project Management assisted in a construction advisory role, with the day-to-day site management undertaken by the Client. Following completion of the facility, Proven was re-engaged to coordinate the lodgement and receipt of the Occupancy Permit for the newly completed structure.
In addition to the above project, separately we coordinated and obtained a Building and Occupancy Permit for an existing Caretakers Dwelling which had been constructed without a valid approval.

Proven Projects was engaged to create a master-plan for this light industrial and business park estate on 65 hectares of land accommodating 150 lots. RAC Finance was keen to develop specific zoning for the land which would permit higher order commercial and showroom uses.
Our design included walkways, public art works and complementary service businesses to create a favourable work place. This design was so successful; it became a benchmark for a number of other business parks in Western Australia.
Port Kennedy Business Park management included all subdivision approvals and associated feasibility studies as well as civil contractors and related consultants. We managed the implementation of 9 land releases over a 5 year period.

Proven Project Management was appointed as project manager to construct a manufacturing warehouse known as Factory ‘D’ (being the fourth major building on the property). The building was constructed on a “live” site between the existing Factory ‘C’ and the main administration building for the company.
One of the key components of the project was the coordination of contract documentation that allowed Camco Engineering (being a steel fabrication business) to source and manipulate the steel framework prior to it being erected by the lead contractor.
The project was completed in October 2014 ahead of schedule and to budget.

Our office initially sought and received both development approval and subdivision approval for Stage 1 of the Harmony Apartments development at the corner of North Lake Road and Kentucky Court in Cockburn Central. Stage 1 of the development included 77 residential apartments and 350m2 of commercial floors space.
Following the appointment of Pindan as the design and construct contract for the development and the substantial progression of the project our office assisted with the management of conditions to achieve clearance of the super lot subdivision. These works included the upgrade of Kentucky Court, matters relating to MRWA road widening and developer contributions.

The Capital Square project is a major redevelopment of the former Emu Brewery site in central Perth. Proven Project Management successfully project managed the Department of Housing’s significant Willagee New Living Project. This role included the management of site evaluation, earthworks programme, negotiation of outcomes with existing Homeswest tenants, the Client and the Local Authority to achieve redevelopment of the locality.
This major urban renewal project was a staged development occurring over a decade. Existing homes on large lots were demolished and the land re-subdivided to increase densities and facilitate new home construction. The scope of the project required the management of demolition, significant retaining wall construction across the locality, management of steep topography, earthworks, subdivision works and public open space construction, all adjacent to existing housing. Significant community and stakeholder liaison was required in addition to project team coordination.
The Willagee New Living Project reinvigorated the Willagee locality and was completed successfully with the final sales revenue being significantly higher than the Client’s expectations. This was a reflection of the holistic approach that was taken towards the project’s management

Proven Projects identified, soon after our appointment as project managers, a number of key risks affecting timing and costs on the project. We prepared a suitable risk assessment report highlighting construction management issues, environmental issues and co-ordination issues likely to impact the project. Proven Projects then developed strategies and implemented those strategies to mitigate the time and cost risk factors identified.
It was also important, early on in the project, to identify and understand how the Olive Street project fitted with other projects the City was undertaking that were both physically and financially connected to the subdivision project. The project plan was then developed in conjunction with the City’s Stormwater Harvesting Campaign which set the critical path for the Olive Street Residential Project.
Proven Project Management identified prior to the commencement of detailed designs, modifications to the plan of subdivision to help improve the project economics and design outcomes for the subdivision.
Proven Projects undertook a detailed feasibility analysis of the project and presented the findings to the City’s Executive Management Team. The feasibility analysis included the application of various sensitivity models which enabled the City to understand that further environmental investigative work was required to better understand the costs of construction.
One of the key design responses for the project is the alternate stormwater management system. This presented a challenging aspect given the need to coordinate with a federally funded Stormwater Harvesting Campaign that was being designed by the City for a wider locality. The co-ordination of the civil engineering drawings with the City’s Stormwater Harvesting Campaign was achieved as required by the Client.

11 residential lots, two mixed-use sites and public open space on a 1.2 ha site.
Given the site’s key location abutting existing areas of residential within the Subi Centro area and strong community objection to the China White project, the integration of the proposed development within the established community and streetscape was an early consideration in the design process. Extensive community and stakeholder engagement was undertaken in 2012 to inform schematic designs which investigated setbacks, frontages to an existing greenway public open space, building bulk, car parking and overall building design constraints and opportunities. Concept planning also took into account the topography of the site, landscaping and public open space opportunities, mixed use development and ground floor activation.
The design response underwent several iterations as a result of working with community input, the City’s development objectives and the Metropolitan Redevelopment Authoritiy (MRA) vision for the site.
Demolition and site preparation works are complete. Proven Project Management successfully worked with the appointed demolition contractor to develop a suitable method of safely handling and removing asbestos cladding from the building.
Full civil subdivision is complete and titles issued.
