Proven Project Management was appointed by AMP Capital Investors as Project Managers and Superintendent to the Karrinyup Shopping Centre Expansion and Development Project.
The Project commenced in 2015 and construction completed in October 2022. Proven Project Management in conjunction with Rowe Group (Town Planners) were engaged by AMP Capital though out this period.
The completion of the construction results in the Centre expanding to approximately 114,000m2 GLA. The development of Karrinyup Shopping Centre represents one of the largest shopping centre expansions in the Perth Metropolitan Region and Nationally during his time.
Proven Project Management in conjunction with Rowe Group prepared the Development Application which was subsequently approved by the Metro North-West JDAP and included plans for the development of the centre to a GFA of greater than 300,000m2.
Proven successfully managed the Development Approval for the Karrinyup Shopping Centre major expansion within a compressed timeframe. Our work to date has included the procurement of the project consultant team, contract administration, design management, management of authority liaison, and project implementation planning.
The development includes restaurants, cafes and other entertainment venues fronting a main street, as well as the following:
Proven undertook the definition of a procurement strategy for the Project and completed procurement for AMP Capital. The outcome resulted in an ECI process for the selected Tier 1 Contractor with a two staged pricing mechanism.
Proven Project Management undertook the key responsibility of design management to achieve the Clients brief requirements during the design phase of the ECI and was responsible for management of the design team and its contracts during this phase. Overall, some 40 consultants were engaged on the project during the design phase.
Proven Project Management managed program change during the project resulting in over 15 Separable Portions. This resulted from significant design change driven by COVID 19 delays and difficult leasing environment. Proven Project Management was successful in mitigating program delays with no EOT’s claimed during the contract. Further project construction cost was on budget.
The centre will become one of Perth’s foremost retail, office, entertainment, and residential destinations. The Project recently announced that Karrinyup will develop its first cinema complex.
The complex will be the only HOYTS cinema north of the CBD, with 11 screens, including two Xtreme screens. The Karrinyup Shopping Centre redevelopment will deliver several large new format international retailers, high-quality fashion retailers, an exciting food and entertainment offering and residential apartments.
