Midland Saleyards Redevelopment Stage 1

Proven Project Management has successfully delivered Midland Saleyard Stage 1 for Aigle Royal within the Development WA Midland Redevelopment Area.

Located on the site of the former historic Midland Saleyards WA livestock centre, the 14-hectare light industrial and commercial development will be anchored by the largest Bunnings ever, with a 11,000m2 warehouse and 556 new parking spaces.

As Project Manager / Superintendent, Proven delivered a development wide forward works package with Civil contractor MGC Civil, including the construction of a significant internal road and the installation of below-ground services to make provision for the roll out of all future stages.

Once the project progressed into the construction phase, Proven again adopted the Project Manager / Superintendent role for the design and construction of the mega-Bunnings. This building was managed under a design and construct contract with novated design consultants and constructed by builder ADCO Constructions. On top of being the largest Bunnings warehouse in the world, the store boasts one of the flattest concrete floors in the southern hemisphere. Very impressive given the area of the shop floor!

We then delivered the design and construction of two large format retail stores featuring the likes of Red-Dot Home, Petstock, Autobarn, Repco, Pet-City, Sydney Tools, Forty Winks, St John Urgent Care Medical Facility and a 7-Eleven Fuel Station. These buildings were delivered under a construct only contract alongside builder Customised Projects. Tenancy coordination was a crucial part of our role on this stage of the project, managing the implementation of the tenant’s fitout design with respect to base-build integration, and the handover of the tenancies to tenants on completion.

Being part of the Development WA Midland Redevelopment Area, public amenity was a significant component of this project. As part of our role as Project Manager for the Development we managed $600k of public art works, completed by local artist Wild by Midnight. This included multiple large murals and with bespoke feature lighting constructed with railway sleepers, sourced from the site of the original Saleyards.

To round out Stage-1, we managed the design and construction of a standalone childcare centre with builder ADCO Constructions. We managed the procurement of the design team and the design of the building through to 100% design and the subsequent tender and construction of the building under a construct only contract. There was an additional tenancy coordination component, with tenant Sonas Childcare opening their doors to up to 100 kids in mid-2021.

With many different head contractors operating within the same development, coordination and management by Proven was crucial to the project’s success.
